Just wanted to make a quick update to let everyone know that I have just gotten word that I will be able to go to Buildings & Inspection and request a copy of ALL the Certificates of Occupancy for ALL the apartment buildings Boydell Building (Loft Place) owns and operates. IF ANY OF THESE BUILDINGS DO NOT HAVE A CERTIFICATE (like ours), I WILL ALSO BE GIVEN DOCUMENTATION OF THAT!

This will be especially important for any tenants that did decide to move to another Boydell property.

I should have the results and a scanned copy of all of the information I receive about these other properties by tomorrow. (July 27th, 2012)

I just got back from yet another trip to the City Inspector's.....and I brought the list of Boydell's other rental properties (also known as Loft Place properties) to see which of the properties has a Certificate of Occupany. Basically, I went to find out which apartments are illegal and which are legal.


These are the properties:

#2: Brooklyn Lofts - 2233 Brooklyn Detroit Mi 48201

#3: Coat Factory - 1652 Fort Detroit Mi 48216

#4: Grand Lofts - 727 West Grand Blvd. Detroit Mi 48216

#5: Greektown Lofts - 743 Beaubien Detroit Mi 48226

#6: The Hudson - 1915 West Fort Detroit Mi 48216

#7: John R Apartments - 2627 John R Detroit Mi 48201

#8: Lafayette Lofts - 1302 West Lafayette Detroit Mi 48226

#9: Milwaukee Park - 2566 East Grand Blvd Detroit Mi 48211

#10: River Parks Lofts - 227 Iron Detroit Mi 48201


So.................out of these..............


NONE ARE LEGAL APARTMENTS!!!!! ZERO HAVE A CERTIFICATE OF OCCUPANCY. YOU HAVE READ THAT RIGHT! ALL OF BOYDELL/LOFT PLACE LOFTS ARE BEING RUN ILLEGALLY!!!!!!!!!!!!!!!!!!!


So.........in offering to move tenants to ANOTHER of their buildings......essentially Boydell Building was committing fraud-tort AGAIN. Because they KNOW that NONE of their apartments are LEGAL.

NONE. ZILCH. NADA.

The only apartment to EVER EVEN HAVE a Certificate of Occupancy was John R Apartments....and this expired in 2011.



So...............................I am starting a campaign to notify all the other buildings' tenants that the home they live in is illegal and they are all ONE CITY INSPECTION away from the EXACT SAME THING we are dealing with.


If you know any tenants who moved from Universal to any of these other buildings - please try to notify them of this ASAP!

There is no other option than to pursue A CLASS ACTION CIVIL SUIT against this company.

This company owns maybe around $30,000,000 of property in the City of Detroit....and 98% of it is ILLEGALLY RUN RENTAL PROPERTY!


Dennis is the KING OF SLUMLORDS - LITERALLY!

And he should not be allowed to continue to commit fraud on such a GRAND SCALE.

He has property he can liquidate - and HE OWES ACTUAL AND PUNITIVE DAMAGES TO EVERY SINGLE TENANT WHO HE HAS FRAUDED DURING THE DURATION OF THESE ILLEGALLY RUN APARTMENT BUILDINGS - which means things like water pipes, lead paint, proper and safe electrical wiring - NONE OF IT - was EVER checked by a safety inspector. NONE OF IT ever was looked at by anyone other than whoever THESE CROOKS paid to do this ILLEGAL construction work.


It is my hope that very soon we can start to bring media attention and get as much news coverage as possible because then we will have established real estate lawyers who are familiar with the court system and regulations in the City of Detroit......coming to US. Rather than having to try to search out someone who is actually capable of handling a class action suit this large.



BECAUSE AGAIN - ANYONE WHO HAS EVER BEEN A TENANT THROUGH THIS COMPANY HAS LIVED IN AN ILLEGAL UNIT THAT WAS NEVER INSPECTED OR APPROVED FOR USE BY ANYONE!

That is HUGE.


I'm not kidding when I say this may be the largest Class Action Suit to EVER happen in the City of Detroit.

I asked Boydell Lofts to allow me to get another unit Allana told me if I wasn't happy I needed to move. I was floored being that I've lived at Milwaukee Lofts for 3 years and have not given them any problems other than to ask that they do some repairs to my place. I've had to actually have the work done myself and take it from the rent, from leaking pipes to mice and now mildew that is growing at rapid speeds. I went to the City of Detroit and had the inspectors come to my Apartment to do an inspection so that it's not said that I didn't want to pay my rent they found many violations electrical, bad pipes, mildew, falling ceilings, bubbles in ceiling from leaky roof ventilation problems cracked windows, plants growing in the side of windows torn screens must I say more. I didn't realize they were slum lords until I demanded they get rid of the mildew that was growing rapidly. It's sad the loft concept is great the Slum Lords are not.
