Dear Neighbors, I have created a flyer with some basic information about the situation that can be given to residents at other buildings. I have shared it with a friend who lives in the Grand Lofts. In Solidarity.

FOR BUILDINGS IN WHICH A VACATE & DESIST ORDER IS NOT IN PLACE - THE BEST AND MOST SAFE WAY TO AVOID ANY TYPE OF POSSIBLE ACTION FROM BOYDELL BUILDING IN RESPONSE TO WITHHOLDING RENT IS ACTUALLY TO:
-PAY AUGUST 2012 RENT (This can/may still be recouped if you take any civil legal action toward company. But it might not need to be bc, in theory, a Certificate of Occupancy could be issued to your building within 30 days if all repairs are done! And ultimately...that should be the goal!) -SEND CERTIFIED LETTER DEMANDING COPY OF OFFICIAL CERTIFICATE OF OCCUPANCY WITHIN 30 DAYS -STATE IN LETTER IF YOU DO NOT RECEIVE COPY OF OFFICIAL CERTIFICATE OF OCCUPANCY WITHIN 30 DAYS FROM DATE LETTER WAS SENT ((CERTIFIED MAIL! SAVE YOUR RECEIPT!)) THAT YOU WILL START WITHHOLDING RENT FROM THAT DATE UNTIL YOU RECEIVE A COPY OF THIS CERTIFICATE. -SET UP AN ESCROW ACCOUNT AND DEPOSIT MONTHLY RENT INTO THIS ACCOUNT UNTIL COPY OF OFFICIAL CERTIFICATE OF OCCUPANCY IS GIVEN. -ESCROW IS A SEPARATE BANK SAVINGS ACCOUNT WITH ONLY RENTAL FUNDS DEPOSITED -OR- CAN BE SET UP THROUGH THE CITY IN TENANT LANDLORD COURT DOWNTOWN AT 36th DISTRICT COURT (421 Madison Ave Detroit Mi 48226)
For those who plan to withhold August Rent anyways:

For those WHO ARE NOT IN UNIVERSAL AND ARE NOT FACING VACATE & DESIST -
They have a LOT MORE to lose. In theory, Boydell still could work their shit out and get the Certificate of Occupany for those buildings. That will NOT be happening at our building. We know this....So WE NEED TO BE VERY CAREFUL IN ADVISING THESE OTHER RESIDENTS - and make sure that they are trying to be AS CAREFUL as possible. BC it would be a shame if those people tried to stand up to Boydell, Boydell actually does fix some junk and THEN on some crazy ridiculous chance Boydell tries to find any way to begin notice to quit and all that on them.
IT IS SAFEST FOR THE OTHER BUILDINGS TO SEND WRITTEN NOTICE TO BOYDELL STATING THEY HAVE 30 DAYS TO PROVIDE TENANT WITH A COPY OF OFFICIAL CERTIFICATE OF OCCUPANCY AND TO WAIT THESE 30 DAYS BEFORE STARTING TO WITHHOLD RENT!
AS LONG AS RENT IS PUT IN TO ESCROW - THEY HAVE THE RIGHT TO USE NO CERTIFICATE OF OCCUPANCY AS GROUNDS TO WITHHOLD RENT.
BUT THE WAY FOR THAT TO BE THE SAFEST IS BY GIVING THEM 30 DAYS TO SUPPLY CERTIFICATE BEFORE BEGINNING WITHHOLDING PROCESS.
PLEASE UPDATE THESE FLYERS ACCORDINGLY.
